What it is

One dwelling, two rents

Dual occupancy means one dwelling and two rents, through dual key or duplex configurations. A duplex can also be separately titled, effectively creating two distinct dwellings.

Dual key, dual occupancy and duplex are often used as if they mean the same thing. They don't. Our guide to dual key vs dual occupancy vs duplex sets out the differences so you know what you are buying.

This is a yield strategy, not a growth strategy. The yield is the return and growth is the bonus. Equity is manufactured through the construction process, and by selecting the highest quality land for capital growth potential.

Who it suits

Who dual occupancy suits

Seasoned investors

When your portfolio already consists of high capital growth, established assets, these properties can balance it out and provide reliable cash flow.

High-income earners

Deploy capital into income-producing assets efficiently, without adding to your workload.

Business owners

Money working outside the business. Passive income that doesn't depend on it.

Those moving towards retirement

Income that helps support your retirement, without relying on the market to perform.

Dual occupancy needs less capital than a rooming house. We generally suggest $130k or more for dual occupancy, compared with $400k or more for a rooming house.

We source sites in Brisbane only. Partner packages are available across South East Queensland and Victoria, through builders, brokers, planners and property managers we have already put clients in front of and watched deliver.

We coordinate your builder, solicitor, mortgage broker and property manager, reading the contract and progress claims from your side of the table. At handover the property goes to a manager matched to the asset, so it is generating income as quickly as possible.

Typical numbers

Typical numbers

Capital

For dual occupancy, we generally suggest $130k or more in capital.

Gross yield

Dual occupancy generally returns around 4.5% to 5% gross yield.

Timeframe

Generally 4 to 12 weeks to find and secure your land, then 8 to 12 months to build. Allow more time for complex sites, untitled land or a subdivision.

Tax

Tax treatment for new builds

Under the 2026 tax reforms, eligible new builds can still be negatively geared and can keep the 50% capital gains tax discount. A new build on vacant land generally qualifies, and so does a knockdown that adds supply, such as two rooming houses where there was one house. Replacing one house with one rooming house doesn't. We confirm the position with your accountant before you buy.

Fees

What it costs to work with us

Depending on the investment strategy, there is an engagement fee and a successful acquisition commission. We will guide you through what this looks like for your investment, full transparency, no surprises. Where we introduce a builder, the builder may also pay us an introducer fee, which we disclose before you sign anything. Where we are not acquiring a site for you, we are generally paid by the builder, at no or minimal cost to you.
